Financing for Every Buyer Profile
Most banks offer three or four loan products. Through Jhenesis Mortgage, I have access to programs designed for the buyers other lenders turn away — investors, immigrants, entrepreneurs, and first-timers alike.
Conventional Loans
Conforming loans meeting Fannie Mae / Freddie Mac guidelines. Ideal for buyers with strong credit and documented W-2 or salaried income. Down payments from 3–20%.
FHA Loans
FHA-insured loans with as little as 3.5% down. Credit scores as low as 580 may qualify. Great for first-time buyers or those rebuilding after a credit setback.
VA Loans
Zero-down mortgage for eligible veterans, active duty, and surviving spouses. No PMI. Often the lowest rate available. Only ~15% of veterans use this benefit — don’t leave it on the table.
DSCR Loans
Qualify on the rental income of the property — not your tax return. Ideal for self-employed investors and portfolio builders who can’t document income the traditional way.

Pre-approval involves a real credit pull and document review — and produces a letter that sellers actually take seriously. In today’s Central Florida market, most sellers will not consider an offer without a pre-approval letter.
For W-2 buyers: 2 years of tax returns and W-2s, 2 recent pay stubs, 2 months of bank statements, and a valid ID. For self-employed: 12–24 months of bank statements. For DSCR investors: a rental income estimate or signed lease for the property. For ITIN applicants: ITIN documentation and 2 years of returns. Stacy will give you a specific checklist based on your loan type.
Florida Hometown Heroes is a down payment and closing cost assistance program through the Florida Housing Finance Corporation, available to eligible first-time buyers in qualifying professions — educators, healthcare workers, law enforcement, first responders, and military. Stacy can confirm eligibility and incorporate the program into your financing strategy at no additional cost.
A hard inquiry for a mortgage pre-approval may temporarily lower your score by a few points. However, multiple mortgage inquiries within a 14–45 day window are typically counted as a single inquiry by FICO models. Stacy advises buyers on credit timing strategy before running credit, especially if you’re close to a qualifying threshold.
