Walt’s Dream, Made Real — Three Decades Later
Walt Disney’s original vision for EPCOT wasn’t a theme park. It was a functioning city — experimental, forward-thinking, and perfectly planned. He died before it could happen. But in the late 1980s, as Disney World’s expansion hit its stride, the Disney Development Company turned its eyes to 4,900 acres of Osceola County swampland and decided to finish what Walt started.
The master plan was handed to two Driehaus Prize-winning architects — Jacquelin T. Robertson of Cooper, Robertson & Partners and Robert A.M. Stern — with one directive from then-CEO Michael Eisner: “Make history.” The resulting design drew from America’s best small-town traditions: front porches, tree-lined sidewalks, shared parks, and a walkable downtown. They called the philosophy “New Urbanism.”
The first resident moved in on June 18, 1996. The community’s official Founders Day — November 12, 1996 — marked when the downtown was completed. Within a decade, Celebration had earned “New Community of the Year” from the Urban Land Institute. The swamp had become a national model.

Celebration isn’t one neighborhood — it’s seven distinct villages with very different personalities, price points, and trade-offs. Here’s what buyers actually need to know.

Celebration Village — The Rose
This is the postcard version of Celebration — Market Street walkability, lake views, porches, and the K-8 school a short walk away. These homes carry history, character, and demand. The trade-off: they’re 25–30 years old and many will need updating. But the location premium is real.

Island Village — The Finale
The last phase of Celebration. New construction by Mattamy Homes means brand-new everything — modern floor plans, energy efficiency, a new K-5 school, and a lakeside amenity center. Townhomes from the mid-$500s, single-family up to $1.4M+. These phases move fast. When they’re gone, they’re gone — and in Celebration, that’s permanent.

Condo Communities — The Entry Point
With 11+ condo complexes and 100+ units in Town Center alone, condos represent Celebration’s most accessible entry price. The $385,000 median is achievable for mid-tier investors and empty nesters. Strong rentability due to proximity to Disney, AdventHealth, and the trails. Note: Florida’s new condo inspection/reserve laws apply here — always ask for milestone inspection reports before making an offer.

Artisan Park — The Quiet Middle
A later-phase neighborhood with slightly newer homes than the original village, without Island Village’s new construction premium. Great for buyers who want updated homes with more yard space than Island Village offers, while still enjoying Celebration’s HOA standards and trail access. Less tourist traffic than Town Center.

Between 2026 and 2027, three major projects are coming online around Celebration. Together, they will permanently reshape the gravity of this market. Here’s what you need to know about each one — and the timeline that ties it all together.
Ovation Orlando
The anchor development. South Florida-based Accesso paid $70M+ for 76 acres at the northeast corner of I-4 and US-192 — the site of the abandoned Orlando Sun resort that sat empty for over a decade. Demolition began January 2026. By 2027, this site becomes a state-of-the-art entertainment and hospitality district, directly across from Celebration.

Magnifica

Island Village — The Final Phase
The only development happening inside Celebration itself. Mattamy Homes is completing the last 400+ homes in the community’s history. Once this phase sells out, Celebration’s census boundary closes permanently. There will be no more new construction here. This is it — and phases are moving fast.

These three developments converge between 2026 and 2027 — exactly when Island Village completes and Celebration’s land supply locks permanently. The demand surge from Ovation and Magnifica will arrive at the exact moment there is nothing new to buy inside Celebration. That’s not a trend. That’s a structural shift with a known timestamp.
The Scarcity Effect:
What Happens When Land Runs Out
There’s one question that frames every investment decision in Celebration right now — and most buyers don’t even think to ask it.
Once Celebration’s final phase sells out, the census area boundary is fixed. Permanently. There are no land reserves, no annexation plans, no additional phases. Celebration will simply be what it is — a finite community in an infinite-demand market.
In most Orlando submarkets, when prices rise, builders respond with more inventory. Supply meets demand. Prices moderate. That’s the normal cycle. Celebration will not have that cycle. When the last Island Village home closes, the only way into this community is to buy from someone who’s leaving. And historically, in communities like this — people don’t leave.
Fixed supply plus accelerating demand equals a structural advantage. It’s the same economic principle that drives values in places like Manhattan’s historic districts, San Francisco’s Presidio Heights, or any community where geography or regulation puts a hard cap on homes.
In Central Florida’s growth market — where the answer to demand has always been “build more west of here” — Celebration will stand alone as the community that simply can’t expand. That’s rare. And it’s happening right now.
The HOA Reality Check:
What They Don’t Tell You at the Open House
Celebration’s HOA is the reason the community looks the way it does — and the reason values hold where they do. But it’s also the detail that surprises buyers who didn’t read the fine print.
What the HOA Controls

The enforcement entity is the Celebration Residential Owners Association (CROA), which governs the community’s aesthetic standards with a level of consistency that — love it or hate it — is a major driver of property value retention.
The Trade-Off, Honestly Stated
Here’s what I tell every Celebration buyer before they fall in love with a house: the HOA is not incidental to Celebration — it is Celebration. The strict exterior standards are exactly why the community looks the way it does. They’re why the homes across the street don’t deteriorate and drag down your value. They’re why investors get premium rents. The control and the beauty are the same thing.
But — and this is important — if you want to express yourself through your home’s exterior, if the idea of submitting paint color choices for approval makes you bristle, if you need a large, private yard and total visual privacy — Celebration will frustrate you. It’s built for people who want to be in the community. If you want a secluded estate, look at Magnifica next door.
The right buyer sees the HOA as an asset. The wrong buyer sees it as a burden. Know which one you are before you make an offer.
HOA fees vary by neighborhood and property type. CDD (Community Development District) fees are assessed annually through property taxes. Always request full HOA documents, budget, and reserve fund status before closing.
Schools, Education & Community Resources
Celebration was designed from day one to be a walkable, family-centered community — and the education infrastructure reflects that commitment.
Celebration K-8 School
Opened August 1997. Serves the original village and most of Celebration. Originally experimental in design (no homework, no grades initially) — today it’s a full Osceola County public school with a dress code and strong community identity. A short walk from most of the original neighborhoods.
Island Village K-5 School NEW
Built as part of the Island Village development to serve the final phase. Brand new facility, serves K-5 students in the newest section of Celebration. A major selling point for young families buying in Island Village — no busing required.
Celebration High School
Serves grades 9–12 for all of Celebration. Part of the Osceola County School District. All students are expected to wear dark or khaki pants with navy or white collared shirts — dress code is community-wide at all levels.
Montessori School of Celebration
Private K-8 option for families who prefer the Montessori philosophy. Located within the community. Provides an alternative to the public school pathway within walking distance.
Stetson University Campus
Celebration hosts a Stetson University graduate campus — law and business programs. Brings a professional, academic presence to the community and provides continuing education access for residents without leaving Celebration.
West Osceola Branch Library
A modern public library operated by the Osceola Library System, located within Celebration. Free community classes are offered through the library and community center — cooking, gardening, art, writing, and technology.

Nobody Else Is Talking About

Disney’s DNA Is Still Here
Disney no longer owns Celebration — but Disney Cruise Line headquarters is still here. The street signage was designed by Michael Bierut, one of America’s most recognized graphic designers. The hospital was designed by a Driehaus Prize architect. These details don’t depreciate. They’re baked into the physical fabric of the place.
Condo Buyers: Florida SB 4-D Applies Here
After the Surfside collapse, Florida law now requires milestone structural inspections and fully funded reserve requirements for condos in buildings 3+ stories, 30+ years old. Several Celebration condo buildings fall into this window. Before making any condo offer, require the full milestone inspection report, reserve fund study, and budget. Special assessments are possible and affect both pricing and mortgage qualification.
The Remote Work Premium
Post-2020, Celebration has become a premier destination for remote workers who want community without urban density. The trail network, community events, and golf-cart lifestyle create a daily routine that rivals urban amenities — without the commute. This buyer profile has increased competition in the $600K–$900K price range and shows no sign of softening.
International Buyers & ITIN Buyers — Yes, You Qualify
Florida international buyer activity surged in 2025 — Canadians alone spent $1.9 billion on Florida properties, a 52% increase. Celebration’s proximity to Disney, AdventHealth, and its prestige positioning make it a top-5 Central Florida target for international buyers.
