Walt’s Dream, Made Real — Three Decades Later

Walt Disney’s original vision for EPCOT wasn’t a theme park. It was a functioning city — experimental, forward-thinking, and perfectly planned. He died before it could happen. But in the late 1980s, as Disney World’s expansion hit its stride, the Disney Development Company turned its eyes to 4,900 acres of Osceola County swampland and decided to finish what Walt started.

The master plan was handed to two Driehaus Prize-winning architects — Jacquelin T. Robertson of Cooper, Robertson & Partners and Robert A.M. Stern — with one directive from then-CEO Michael Eisner: “Make history.” The resulting design drew from America’s best small-town traditions: front porches, tree-lined sidewalks, shared parks, and a walkable downtown. They called the philosophy “New Urbanism.”

The first resident moved in on June 18, 1996. The community’s official Founders Day — November 12, 1996 — marked when the downtown was completed. Within a decade, Celebration had earned “New Community of the Year” from the Urban Land Institute. The swamp had become a national model.

1987 — The Idea
Disney commissions the master plan. Robert A.M. Stern and Cooper Robertson develop a New Urbanist “pattern book” to govern all future architecture — ensuring the community would look cohesive no matter who built it.
1994
1994 — Ground Is Broken
Construction begins on 4,900 acres in Osceola County. Architecture by Michael Graves (post office), Philip Johnson (Welcome Center), and Robert A.M. Stern (Celebration Health). The post office gets celebrity architects. So does the health building. Disney CEO Michael Eisner demands nothing be ordinary.
1996
June 18, 1996 — First Resident
Disney held a lottery in 1995 for the right to purchase first-phase homes — thousands applied. The first family moves in through that selection. By November 12, 1996 — Founders Day — the downtown is complete and Celebration is officially alive.
2001
2001 — National Recognition
Celebration is named “New Community of the Year” by the Urban Land Institute — validating its design philosophy and livability. Population continues to grow rapidly through the early 2000s.
2004
2004 — Disney Exits
Disney divests its commercial holdings in Town Center to Lexin Capital. The transition reshapes governance but doesn’t change the residential community’s character. Several Disney business units — including Disney Cruise Line headquarters — still occupy office space in Celebration today.

2021–Present — Island Village & the Final Chapter
Mattamy Homes begins the last phase of residential development: Island Village. New K-5 school, lakeside amenity center, townhomes and luxury single-family homes. Once this phase completes, Celebration’s census boundary is permanently sealed. No more buildable land. Ever.

These three developments converge between 2026 and 2027 — exactly when Island Village completes and Celebration’s land supply locks permanently. The demand surge from Ovation and Magnifica will arrive at the exact moment there is nothing new to buy inside Celebration. That’s not a trend. That’s a structural shift with a known timestamp.

The Scarcity Effect:
What Happens When Land Runs Out

There’s one question that frames every investment decision in Celebration right now — and most buyers don’t even think to ask it.

Once Celebration’s final phase sells out, the census area boundary is fixed. Permanently. There are no land reserves, no annexation plans, no additional phases. Celebration will simply be what it is — a finite community in an infinite-demand market.


In most Orlando submarkets, when prices rise, builders respond with more inventory. Supply meets demand. Prices moderate. That’s the normal cycle. Celebration will not have that cycle. When the last Island Village home closes, the only way into this community is to buy from someone who’s leaving. And historically, in communities like this — people don’t leave.

What They Don’t Tell You at the Open House

Celebration’s HOA is the reason the community looks the way it does — and the reason values hold where they do. But it’s also the detail that surprises buyers who didn’t read the fine print.

Here’s what I tell every Celebration buyer before they fall in love with a house: the HOA is not incidental to Celebration — it is Celebration. The strict exterior standards are exactly why the community looks the way it does. They’re why the homes across the street don’t deteriorate and drag down your value. They’re why investors get premium rents. The control and the beauty are the same thing.

But — and this is important — if you want to express yourself through your home’s exterior, if the idea of submitting paint color choices for approval makes you bristle, if you need a large, private yard and total visual privacy — Celebration will frustrate you. It’s built for people who want to be in the community. If you want a secluded estate, look at Magnifica next door.

The right buyer sees the HOA as an asset. The wrong buyer sees it as a burden. Know which one you are before you make an offer.

Opened August 1997. Serves the original village and most of Celebration. Originally experimental in design (no homework, no grades initially) — today it’s a full Osceola County public school with a dress code and strong community identity. A short walk from most of the original neighborhoods.

Island Village K-5 School NEW

Built as part of the Island Village development to serve the final phase. Brand new facility, serves K-5 students in the newest section of Celebration. A major selling point for young families buying in Island Village — no busing required.

Celebration High School

Serves grades 9–12 for all of Celebration. Part of the Osceola County School District. All students are expected to wear dark or khaki pants with navy or white collared shirts — dress code is community-wide at all levels.

Montessori School of Celebration

Private K-8 option for families who prefer the Montessori philosophy. Located within the community. Provides an alternative to the public school pathway within walking distance.

Stetson University Campus

Celebration hosts a Stetson University graduate campus — law and business programs. Brings a professional, academic presence to the community and provides continuing education access for residents without leaving Celebration.

West Osceola Branch Library

A modern public library operated by the Osceola Library System, located within Celebration. Free community classes are offered through the library and community center — cooking, gardening, art, writing, and technology.
