Keller Williams Realty Winter Park
Real Estate Is a Big Decision.
You Deserve a Real Team.
Most people only do this once or twice in their lifetime. The Realtor Stephens Team treats every transaction that way — with the full weight of 24 years, dual licensing, and a genuine commitment to your outcome, not just your closing.

Why It Matters
Most Agents Know the Market.
We Know Your Market.
There is a real difference between an agent who knows Central Florida and an agent who lives and breathes it — who can tell you what a neighborhood looks like at 7 AM on a Tuesday, which streets flood in July, which new construction developments are worth a second look, and which ones to skip entirely.
But knowing the market is only half the equation. The other half is making sure you can actually get to the closing table. Most buyers manage two separate relationships: a REALTOR® who finds the home, and a mortgage broker they’ve never met who handles the money. When those two timelines don’t sync, deals fall apart.
We built this team so that never happens to you. Your home search and your financing move together, with the same people accountable, from the first conversation to the day you get your keys.
“I came to the U.S. at 27 with a plan and a belief that real estate could build real stability — for my family and for every client I serve. Twenty-four years later, that belief hasn’t changed.”
— Stacy Ann Stephens, Founder
The Team
Who You’re Working With
This isn’t a large brokerage where you meet the lead agent once and get handed off to an assistant. When you work with the Realtor Stephens Team, you know exactly who is handling your transaction — and you can reach them directly.

Stacy is the only person you’ll talk to at the beginning, the middle, and closing day. She leads every buyer consultation, listing strategy session, and mortgage conversation personally. With a background as a former IRS Enrolled Agent and an MBA in Project Management, she approaches every transaction as the financial decision it actually is — not just the emotional one. She has been navigating Central Florida real estate for over 24 years and holds licenses in Florida, Georgia, Maryland, and DC.
Stacy immigrated from Jamaica and has experienced firsthand what it means to navigate homeownership in a new country. That lived experience shapes how she serves international buyers, ITIN holders, and anyone who has been told by the traditional system that homeownership isn’t for them. It is. And she knows how to get them there.

Stacy leads every client relationship, but behind the scenes is a vetted network of professionals who make transactions run smoothly. Real estate is a team sport — the difference between a clean closing and a stressful one often comes down to who you’re working with at every stage.
Dedicated support keeping timelines, disclosures, and deadlines on track from contract to close.
Jhenesis Mortgage (NMLS #2532705) handles pre-approval through funding, fully coordinated with the real estate timeline.
Trusted inspectors, title companies, contractors, and insurance providers Stacy has worked with for years — not referral-fee relationships.
As part of one of the most active Keller Williams offices in Central Florida, the team has access to market intelligence, off-market networks, and agent relationships that independent brokerages simply don’t have.
How We Work
What Happens When You Work With Us
No mystery, no runaround. Here’s exactly what the process looks like from first call to closing day.
Before we look at a single listing or pull a single loan scenario, we sit down and talk about you — your goals, your timeline, your finances, and what “winning” looks like for this transaction. Everything else follows from that.
Whether you’re buying, selling, or both — you need a strategy before you need a house. We run the numbers, set realistic parameters, and build a game plan. For buyers, that means knowing your financing before you fall in love with something you can’t get to the closing table.
This is where dual licensing pays off. Your home search and your mortgage move on the same timeline, with the same person accountable. No dropped handoffs. No “your agent said one thing, your lender said another.” One team. One plan.
The MBA wasn’t an accident. Stacy brings analytical rigor to every offer, counteroffer, and negotiation — pricing strategy, contingency structure, seller concessions. You’re not just getting a pleasant agent. You’re getting someone who treats your money like it matters.
You’ll never wonder what’s happening with your transaction. We set expectations up front, communicate proactively through every stage, and make sure you understand every document you’re signing before you sign it.
Our clients don’t disappear after closing. We stay connected — market updates, equity reviews, investment opportunities, refinance timing. Your long-term financial picture is part of the relationship. That’s what a trusted advisor actually does.
Who We Serve
If the Traditional System Let You Down, This Is For You
We built this practice around the people most agents overlook. If any of these describe you, you’re in the right place.
You don’t know what you don’t know — and that’s fine. We walk you through everything, from how to read a loan estimate to what to look for at a showing.
No U.S. credit history, no SSN, no problem. We’ve helped buyers from Jamaica, Colombia, Brazil, Canada, Nigeria, and beyond close on Florida properties.
Your tax returns tell one story. Your bank statements tell the real one. We use bank statement and P&L loan programs that actually work for how you earn.
DSCR loans, fix-and-flip, cash-out refinancing, portfolio building — we understand the investor’s math and can move as fast as the deal requires.
Moving from out of state to Central Florida is a different transaction. You need someone who can move fast, communicate clearly, and handle both the property and the financing remotely.
VA loans are one of the most powerful tools in real estate — and fewer than 15% of veterans who qualify actually use them. We’ll make sure you’re not leaving that benefit on the table.

The Story Behind the Practice
I Wasn’t Born Into This Business. I Built It.
I came to the United States at 27 from Jamaica with a clear plan and not a lot of margin for error. I understood from watching people around me that real estate wasn’t just about having a nice home — it was the primary vehicle through which ordinary people built generational wealth. Or lost it.
I watched the 2008 housing crash from the inside. I saw what happened when buyers were handed loans they didn’t understand, and what happened to the families who trusted agents who were focused on commissions instead of consequences. That shaped everything about how I practice.
“My former IRS Enrolled Agent background isn’t a footnote — it’s part of how I think. When you’re a self-employed borrower, or an investor trying to maximize deductions without destroying your qualifying income, that background matters at the table.”
I built Jhenesis Mortgage because I was tired of watching clients go through a beautiful home search and then hit a wall at financing — usually because no one had connected the two conversations from the beginning. One agent. One lender. That’s not a tagline. It’s the fix I built for a real problem I watched happen over and over again.
Today, the team serves buyers, sellers, and investors across Central Florida, Georgia, Maryland, and Washington DC. The client base looks like the world — first-generation buyers, Caribbean and Latin American investors, veterans using benefits they didn’t know they had, self-employed earners who get turned away by traditional banks. These are my people. This practice was built for them.

Questions People Ask Before They Hire Us
Straight answers — no corporate spin.
What makes the Realtor Stephens Team different from other Central Florida agents?
The Realtor Stephens Team, led by Stacy Ann Stephens at Keller Williams Realty Winter Park, offers something rare in the industry: a lead agent who is both a licensed Florida REALTOR® and a licensed Mortgage Broker (NMLS #1933745, Jhenesis Mortgage NMLS #2532705). This means your home search and your financing are coordinated by the same person, on the same timeline. Beyond dual licensing, Stacy brings 24+ years of Central Florida real estate experience, an MBA in Project Management, and a background as a former IRS Enrolled Agent — which is particularly valuable for self-employed borrowers, investors, and anyone navigating complex tax or income situations.
Does Stacy Ann Stephens personally handle every transaction?
Yes. Stacy leads every client relationship from first consultation through closing day. She handles buyer consultations, listing strategy sessions, mortgage pre-approvals, and negotiations personally. The team includes transaction coordination support and a vetted network of preferred vendors, but Stacy is the point of contact for every client, every time. She intentionally keeps the client base manageable so that standard never drops.
Can the Realtor Stephens Team help me buy a home if I’m self-employed or have non-traditional income?
Yes — this is one of the team’s core specialties. Through Jhenesis Mortgage, Stacy offers bank statement loans, P&L loans, DSCR loans, and other non-QM programs specifically designed for self-employed borrowers, business owners, freelancers, and investors whose tax returns don’t reflect their true income. Stacy’s background as a former IRS Enrolled Agent gives her unique insight into how income is structured for high earners who optimize for tax minimization — and how to present that income correctly to lenders who understand it.
Does the team work with buyers who don’t have a Social Security number or U.S. credit history?
Yes. Jhenesis Mortgage offers ITIN loan programs and foreign national mortgages for buyers who do not have a U.S. Social Security number or established U.S. credit. These programs allow international buyers and ITIN holders to purchase both primary residences and investment properties in Florida without U.S. credit history. Stacy has personally worked with buyers from Jamaica, Colombia, Brazil, Canada, Nigeria, and other countries navigating Florida real estate purchases.
What is a DSCR loan and is it right for a real estate investor?
A DSCR loan (Debt Service Coverage Ratio loan) qualifies a real estate investor based on the rental income of the subject property — not the investor’s personal income or tax returns. If the monthly rent covers the mortgage payment at a ratio of 1.0 or above, you can typically qualify. This makes DSCR loans ideal for investors who have strong cash-flowing properties but complex personal income situations. Through Jhenesis Mortgage, the Realtor Stephens Team offers DSCR loans for single-family rentals, multi-unit properties, short-term rentals, and mixed-use investment properties.
Which neighborhoods in Central Florida does the team serve?
The Realtor Stephens Team serves all of Central Florida from the Keller Williams Realty Winter Park office at 147 W Lyman Ave, Winter Park FL 32789. Active markets include Winter Park, Orlando, Lake Nona, Baldwin Park, Oviedo, Maitland, College Park, Windermere, Celebration, Lake Mary, St. Cloud, Minneola, Gotha, and Polk City. Through Jhenesis Properties, Stacy also serves buyers and sellers in Georgia and holds mortgage broker licenses in Florida, Georgia, Maryland, and Washington DC.
