CIG Companies signed a purchase contract on the 1,720-acre Brown Ranch Six parcel on January 6, 2026, with a deposit confirmed and an active inspection period underway. The land is currently in environmental due diligence, including a wetland determination study from the South Florida Water Management District — a standard step for large-scale Osceola County development.

Magnifica Air — a luxury private-commercial hybrid airline — is also part of the broader brand vision, meaning residents would eventually have curated travel experiences seamlessly connected to their life at Magnifica.

Phase 1 Construction & First Residents

The developer originally projected a summer 2025 groundbreaking with Phase 1 (75–100 homes) delivering by early 2026. Those timelines have shifted given the land acquisition and permitting process. A revised timeline has not been publicly announced as of May 2026.

Bottom line: Magnifica is a serious, well-resourced development by a credible Windermere-based company — but it is still pre-approval and pre-construction. Original timelines have slipped (as they almost always do at this stage). Anyone telling you homes will be available “soon” without qualification is speculating. I’ll keep you informed with facts, not hype.
