CIG Companies signed a purchase contract on the 1,720-acre Brown Ranch Six parcel on January 6, 2026, with a deposit confirmed and an active inspection period underway. The land is currently in environmental due diligence, including a wetland determination study from the South Florida Water Management District — a standard step for large-scale Osceola County development.
Magnifica Air — a luxury private-commercial hybrid airline — is also part of the broader brand vision, meaning residents would eventually have curated travel experiences seamlessly connected to their life at Magnifica.

Pre-Application & Initial Planning
CIG Companies consultant LandDesign began pre-application meetings with Osceola County officials, laying the groundwork for the rezoning process.
Public Launch at Dr. Phillips Center
Over 1,500 invited guests attended the official brand launch, where the Careys unveiled the full vision — including community renderings, resort plans, Magnifica Air, and the Live 80/20 Foundation.
Land Under Contract
CIG Companies signed a purchase contract for Brown Ranch Six — 1,720 acres on Poinciana Boulevard, Osceola County. A deposit was confirmed and the property moved from “For Sale” to “Under Contract” via Saunders Real Estate (Lakeland).
Environmental Due Diligence
South Florida Water Management District wetland determination study underway. A small wetland on the property must be assessed before development footprint is finalized. An earlier application was withdrawn in August 2025 and resubmitted.
Osceola County Rezoning
Portions of the site are currently zoned Agricultural/Conservation. Rezoning to permit residential and Tourist Commercial uses must be approved by Osceola County before construction can proceed.
Phase 1 Construction & First Residents
The developer originally projected a summer 2025 groundbreaking with Phase 1 (75–100 homes) delivering by early 2026. Those timelines have shifted given the land acquisition and permitting process. A revised timeline has not been publicly announced as of May 2026.
