Aerial drone photograph of Minneola, Florida rolling hills and new master-planned communities near the Florida Turnpike — one of Central Florida's fastest-growing cities

I’ve been a Central Florida Realtor for decades. I’ve watched neighborhoods transform, markets shift, and overlooked towns suddenly become the most-searched ZIP codes in the region. Minneola is doing that right now — and unlike some of those other booms, this one is backed by real infrastructure: a new hospital, a $300 million town center, a redesigned Turnpike interchange, and builders like Del Webb, Dream Finders, Meritage, and Lennar betting big on this community’s future.

The angle that nobody’s fully writing about? Minneola has something most of Central Florida literally cannot offer: actual hills. At 312 feet above sea level — the highest point on Florida’s entire peninsula — this is where people come to feel like they actually live somewhere distinctive. For families moving from Atlanta, the Carolinas, or the Midwest, it feels like home.

From Citrus Groves to Boomtown: Minneola’s Journey

Understanding how Minneola got here helps you understand where it’s going — and why right now might be the most strategic moment to buy.

Minneola’s name comes from the Dakota word meaning “many waters” — a fitting tribute to Lake County’s more than 1,000 lakes. The city sits on the rolling hills of Lake County, carved out of the ancient landscape left behind when Florida’s interior highlands formed. The first white settler, Captain William A. Smith, arrived after the Civil War. By the 1880s, Henry Wilson had planted citrus groves, and George W. Hull had founded the first post office, laid out the original town site, and put Minneola on the map.

For nearly a century, Minneola was a quiet citrus farming town. The Great Freezes of the 1980s wiped out most of the groves and forced a land-use shift toward residential development. But growth was painfully slow — Minneola had fewer than 9,000 residents as recently as 2010.

Then came the Turnpike interchange. When Florida’s Turnpike Exit 278 opened at Hancock Road in Minneola, the city’s trajectory changed overnight. “All of a sudden we became a bedroom community for Orlando,” Mayor Pat Kelley has said. That single piece of infrastructure unlocked thousands of acres of buildable land on those picturesque hills — and the developers came running.

1880s
Foundation era: George W. Hull founds Minneola, establishes the post office. Henry Wilson plants the first citrus groves. The city takes its Dakota name, meaning “many waters.”
1887
Lake County formed: Minneola becomes part of the newly created Lake County, carved from Sumter and Orange Counties.
1980s
Citrus industry collapses after back-to-back freezes. Land is rezoned for residential development. Growth remains modest for the next two decades.
Early 2000s
Turnpike interchange opens (Exit 278 at Hancock Road). Minneola instantly becomes accessible to Orlando commuters. New subdivisions begin appearing on the hills.
2010–2025
70%+ population growth. From under 9,000 residents to more than 15,000 — ranking among the top fastest-growing cities in Florida and the nation.
2025–2028
Transformation era: $300M Hills Town Center, AdventHealth hospital, Crooked Can Brewery headquarters, Minneola Horizon Academy, new fire stations, library, and thousands of new homes under construction simultaneously.

Why Families Are Choosing Minneola Right Now

Price. Hills. Space. Infrastructure momentum. Here’s what’s actually driving the relocation wave — and what most people don’t realize until they’ve already toured.

Comparison of Minneola, Florida vs nearby Orlando suburbs — home prices, commute times, and lifestyle differences
Minneola vs. nearby Central Florida cities — same commute, better price per square foot, and scenery you can’t find anywhere else in the region.

The first thing I tell relocators is this: Winter Garden gets all the press, but Minneola offers a nearly identical commute to most of Orlando’s job centers — for meaningfully less money. That gap is starting to close as more people figure this out, which is exactly why I keep telling my clients: the window is now.

🏔️ 312 ft Highest elevation on Florida’s peninsula

Real topography. Real views. Minneola sits on Sugarloaf Mountain’s range — a genuine rarity in flat Florida.

📈 70% Population growth since 2010

Among the fastest-growing cities in the entire state, per Florida Realtors and Census data.

💰 $360K–$535K Median new construction range

Comparable square footage costs $80K–$150K more in Winter Garden or Dr. Phillips.

🏫 “A” Lake County Schools district rating

State-rated “A” district. New K–8 Horizon Academy opened July 2025 with aviation & STEAM focus.

🏥 2025 AdventHealth hospital opens

Brand-new 80-bed hospital with 24-hour ER opening on Hancock Road near the Turnpike.

🛣️ $233M Turnpike widening underway

The Turnpike is being expanded to 8 lanes between Minneola and surrounding exits, completing by 2028.

“I moved here from Jamaica. I know what it means to find a place where the community is still being built — where you can actually be part of something that’s becoming. Minneola feels like that right now. It has bones. It has momentum. And for families relocating to Central Florida, it might be the smartest move they make.”

How Far Is Minneola From Everything?

The Turnpike interchange changed everything. Here’s exactly what the commute looks like from the heart of Minneola.

Minneola sits in Lake County, FL — technically “outside Orlando,” but connected to it by one of the most efficient corridors in Central Florida. The Florida Turnpike’s Exit 278 at Hancock Road is the gateway, and from there, the region opens up. The Turnpike is currently being widened to 8 lanes in this corridor (completing ~2028), which will only improve the already-solid commute times.

Your Top Questions About Moving to Minneola

These are the questions I hear most from families considering Minneola. Answered honestly, from someone who knows this market.

Yes — and especially so right now. Minneola offers a rare combination: genuine natural beauty (rolling hills, lakes), an “A”-rated school district, low property taxes and HOA fees, excellent Turnpike access to Orlando, and a booming commercial build-out that will make it increasingly self-sufficient. It’s been named one of Florida’s fastest-growing cities multiple times, and that growth is backed by real infrastructure investment — a new hospital, a $300M town center, and top national builders all betting on this community. The tradeoff: some amenities are still coming online, and it’s not yet as fully developed as Winter Garden. But families who get in now are positioned to benefit as it builds out.
As of late 2025, the median new construction sale price in Minneola is approximately $531,575, according to market data. However, you can find new construction starting from the mid-$400s (some Meritage Villas and Lennar quick move-ins), with the majority of single-family new construction in the $450,000–$560,000 range. Move-in ready resale homes tend to list slightly lower. For comparison, comparable new construction in Winter Garden or Dr. Phillips runs $80,000–$150,000 higher for similar square footage. As a local agent, I can pull real-time comparables for any specific community you’re considering.
Minneola is approximately 30 miles west of Downtown Orlando — roughly a 30–35 minute drive under typical conditions via Florida’s Turnpike (Exit 278 at Hancock Road). The Turnpike connects directly to SR 408 (the East-West Expressway), which runs into the heart of Orlando. Peak morning rush hour can add 10–20 minutes, but the Turnpike’s current $233M widening project (completing ~2028) is designed to ease that congestion significantly. Disney World is about 35 minutes away, Universal is about 31 minutes, and the airport is about 40 minutes via the Turnpike south.
Minneola is served by Lake County Schools, a state-rated “A” district. The city’s newest school — Minneola Horizon Academy — is a brand-new K–8 school that opened in July 2025 with a focus on aviation, aerospace, and STEAM education. It’s the only school of its kind at the K–8 level in Lake County, and it sits within the Hills of Minneola master-planned community. Families seeking private school options are minutes from Montverde Academy, one of the most respected private schools in the Southeast. A planned 800-student charter school is also part of the upcoming Citrus Grove development.
From an investment standpoint, Minneola offers strong fundamentals: 70%+ population growth since 2010, major anchoring infrastructure investments (hospital, $300M town center, Turnpike widening), an “A”-rated school district, and new construction from nationally recognized builders. Lake County also has relatively low property taxes compared to Orange County, which improves cash flow and net yields. The key consideration: this is primarily a long-term appreciation play, not a short-term rental market. STR (Airbnb/VRBO) activity is limited compared to the I-4 corridor near Disney. For primary residence buyers and long-term buy-and-hold investors, the value proposition is compelling.
Several converging factors. First, the Florida Turnpike interchange at Exit 278 (Hancock Road) unlocked thousands of acres of buildable hillside land and made Minneola accessible to Orlando commuters. Second, the area offers one of the few genuinely elevated, scenic landscapes in all of Central Florida — rolling hills, lake views, and elevations up to 312 feet — which is almost unheard of in flat peninsular Florida. Third, home prices remain meaningfully lower than Winter Garden, Dr. Phillips, and other western Orlando suburbs. Fourth, the Hills of Minneola master plan attracted national builders like Del Webb, Dream Finders, Meritage, and Lennar simultaneously. Finally, the infrastructure buildout (hospital, town center, schools) has signaled that this is a serious, long-term community — not just a collection of subdivisions.
The Hills of Minneola is a massive master-planned community on the rolling hills of Lake County, anchored near the Florida Turnpike’s Hancock Road interchange. It will ultimately include thousands of single-family homes, apartments, and townhomes from multiple top builders (Dream Finders, Del Webb/Pulte, Meritage, Lennar, Ashton Woods, Starlight Homes, and others), along with extensive commercial development including a Walmart, Sam’s Club, Costco, Publix Pharmacy, and the Hills Town Center ($300M mixed-use project). The AdventHealth hospital and Crooked Can Brewery headquarters are also part of this broader development zone. It’s been compared to what Dr. Phillips and Winter Park offer — without the traffic and tourist crowds.
No — and this is important. Builders will often incentivize you to use their preferred lender (with closing cost credits or rate buydowns), but you are never required to. As a dual-licensed Realtor and Mortgage Broker, I can compare what the builder’s lender is offering against what’s available in the open market. Sometimes the builder incentive is worth taking; sometimes you’ll do better with a direct lender. I can run both scenarios side-by-side and show you the real numbers before you decide. This is the advantage of having “One Agent. One Lender.” in your corner.
Minneola (Lake County) has lower property taxes than Orange County (where Orlando sits), no Florida state income tax, and generally lower utility costs than most Northeast and Midwest markets. Homeowners insurance is a real consideration in Florida — hurricane proximity matters, and Lake County’s interior location is generally more favorable than coastal areas. Groceries and everyday costs are broadly similar to national averages. For families relocating from high-cost metros like New York, Boston, Chicago, or California, the all-in cost of living in Minneola typically comes in 25–40% lower — even accounting for slightly higher home insurance costs. Use my Relocation Calculator above to see your personalized estimate.
Lake Minneola Waterfront Park and Clermont’s lakefront are 10 minutes away and offer paddleboarding, kayaking, and dining. The Green Mountain Scenic Overlook provides some of the most spectacular elevated views in Florida. The South Lake Minneola Scenic Trail is popular with cyclists. Downtown Winter Garden (12 miles) has a renowned Saturday farmers market, boutique dining, and Plant Street’s entertainment corridor. Disney World, Universal’s Epic Universe, SeaWorld, and ICON Park are all within 35 minutes. Crooked Can Brewery’s massive new Minneola headquarters (opening 2026) will add a major culinary/entertainment destination right in town.
